Hints and Tips to help sell your Home quicker then your competition!
Use light to enhance your home. If you have a fireplace, use it to set up the atmosphere.
Open draperies and turn on lights to create a delightful sense of place.
Set a comfortable feeling throughout your home with soft background music. If possible schedule Buyer showings around all outside construction noise.
If there is traffic or nearby construction noise, schedule showings around the noisy times of day.
Eliminate all unusual smells. Aromatic candles, pot potpourri, soft incenses can help and flowers look nice and can leave a pleasant aroma too. Remove strong smelling foods, some or pets orders prior to showing the home. Grinding fresh lemon in a garbage disposal and boiling cinnamon sticks, grinding fresh coffee or baking fresh cookies will create a clean, fresh scent. Make them fell like they are home!
Invite the Buyer to open, inspect and close cabinets, closets and storage areas. Make your home comfortable enough that the Buyer and or their Realtor want to sit, relax, talk and of course, write an offer!
Offering fresh baked cookies or snacks to your visitors is a friendly thought.
SAFETY AND COMMON SENSE
Remember to remove keys, jewelry, and other valuables from home or lock them in a room or closet. (It is ok NOT to allow anyone to view a place in the house!) Be sure to disclose necessary information in you "Seller's Disclosure Statement Form" and share that with the Buyer, Broker, and Potential Clients. It is best to have a Seller's Disclosure Statement on the kitchen counter and let them ask you questions if they do. Make all manuals and warranties for appliances and the home available. Important Notice: "Less clutter is better!" Remove all items that will not go with the sale of the property or make a list of the things to be excluded from the sale, i.e., favorite plants, spa, washer or dryer, etc. Note cards work great, and they are helpful!

I can not say this enough, Buyers have been driving around and around looking at many houses and a property that offers good "Curb appeal" Make yours standout so they will stop and come into your home.
When you drive up, what's the first thing you see?
Does your house look inviting?
Does your home encourage buyers to stop and take notice?
Do you see your old boat, kids toys thrown around the yard and overgrown landscaping?
Here are hints and tips to help your property make a great first impression:
Cut back overgrown trees and bushes. Remove dead plants. Fertilize your lawn and plants to make them healthy, alive, and green!
If possible planting flowers along walkways or pods along the sidewalk to help set up your curb appeal (take the Martha Stewart approach) buyers really appreciate the look of a well-maintained yard.
Fresh mulch or beauty bark around the planet areas of the house can meet an inexpensive way to add curb appeal and it will give your front and rear yard a well-kept look. An attractive front entry and Polished exterior Hardware is important. Paint or stain doors and windows if needed. Consider hanging planted baskets.
Set out pots of flowers near entryways where buyers will notice them. Benches, chairs, and tables with flowers are great touch. Clear and clean all light fixtures, sidewalks, porches, and walkway, add a new "welcome" foot mat if needed. Reduce front and rear yard clutter. Move cars into the garage and out of the driveway. Keep the kids bikes, toys, and other play equipment out of sight.
