 Increase your 24 hour Marketing. Drive by Curbside Appeal is Important!

The exterior of your house is what the Buyer sees first when they drive by. Think about that; making them want to STOP and visit your home is essential. The following hints from your laptop broker can increase your home's curbside appeal and help the Buyer to write a Deal!

√ MOW, TRIM AND FERTILIZE THE LAWN.

√ POLISH DOOR HANDLES AND OTHER KNOBS.

√ FENCING - REPLACE MISSING SLATS, CLEAN GATE LATCHES, STAKES AND POSTS.

√ REMOVE DEBRIS I.e TREE BRANCHES, DEAD PLANTS AND LEAVES.

√ ADD FLOWERING PLANTS AND OUTDOOR FURNITURE THAT WILL UP THE APPEAL.

√ CLEANUP GREASE OR OIL SPOTS ON CONCRETE SURFACES.

√ STORE AWAY ANY UNNECESSARY ITEMS I.E GARDENING EQUIPMENT.

√ REPAIR BROKEN HINGES, PAINT OR STAIN THE FENCE IF NECESSARY. 

√ FRESH COAT OF EXTERIOR AND INTERIOR PAINT!

√ ORGANIZE AND CLEAN ALL VISIBLE ITEMS I.e. PATIO'S, OUTDOOR GRILL OR BARBECUE.

√ REPLACE WORN OR BROKEN ITEMS I.e. UNSIGHTLY MAILBOX OR RUSTY DOORBELL.

√ WEED FLOWERBEDS AND REPLACE DEAD PLANTS AND TREES ALONG DRIVEWAY, GARAGE AND CARPORTS

√ MAKE ANY NECESSARY REPAIRS TO WORN ROOFING, CRAWL SPACES, SHINGLES OR CRACKED SURFACES.

 Inspect, clean, and or repair.

PATIO - DECK - GARAGE 

Make sure the garage door works easily and the automatic door opener is operating. Replace all batteries everywhere! Be sure porch light are working, all light bulbs are replaced and add welcoming features such as new doormats and flowering plants.

SIDING AND TRIM

Make it easy to see your home! Move vehicles from blocking the view from the street. Remove boats or other items in the driveway so buyers are able to park.

FRONT ENTRY

Consider painting the highlight features of your home such as trim work, shutters, gutters, downspouts, and railings. Having all of the above work completed in any order you want should help you get your investment back at closing!

When you drive up, what's the first thing you see? Does your house look inviting? Does your home encourage buyers to stop and take notice? Do you see your old boat, kids toys thrown around the yard and overgrown landscaping? Here are hints and tips to help your property make a great first impression:

NEAT LANDSCAPING

Cut back overgrown trees and bushes. Remove dead plants. Fertilize your lawn and plants to make them healthy, alive, and green! 

If possible planting flowers along walkways or pods along the sidewalk to help set up your curb appeal (take the Martha Stewart approach) buyers really appreciate the look of a well-maintained yard.

Fresh mulch or beauty bark around the planet areas of the house can meet an inexpensive way to add curb appeal and it will give your front and rear yard a well-kept look. An attractive front entry and Polished exterior Hardware is important. Paint or stain doors and windows if needed. Consider hanging planted baskets. 

Set out pots of flowers near entryways where buyers will notice them. Benches, chairs, and tables with flowers are great touch. Clear and clean all light fixtures, sidewalks, porches, and walkway, add a new "welcome" foot mat if needed. Reduce front and rear yard clutter. Move cars into the garage and out of the driveway. Keep the kids bikes, toys, and other play equipment out of sight.
