LIGHTING EFFECTS

Use light to enhance your home. If you have a fireplace, use it to set up the atmosphere. Open draperies and turn on lights to create a delightful sense of place.

SOUND

Set a comfortable feeling throughout your home with soft background music.  If possible schedule Buyer showings around all outside construction noise.  If there is traffic or nearby construction noise, schedule showings around the noisy times of day.

SMELL

Eliminate all unusual smells. Aromatic candles, pot potpourri, soft incenses can help and flowers look nice and can leave a pleasant aroma too. Remove strong smelling foods, some or pets orders prior to showing the home. Grinding fresh lemon in a garbage disposal and boiling cinnamon sticks, grinding fresh coffee or baking fresh cookies will create a clean, fresh scent. Make them fell like they are home!

TOUCH

Invite the Buyer to open, inspect and close cabinets, closets and storage areas. Make your home comfortable enough that the Buyer and or their Realtor want to sit, relax, talk and of course, write an offer!

TASTY TREATS

Offering fresh baked cookies or snacks to your visitors is a friendly thought.

SAFETY AND COMMON SENSE

Remember to remove keys, jewelry, and other valuables from home or lock them in a room or closet. (It is ok NOT to allow anyone to view a place in the house!) Be sure to disclose necessary information in you "Seller's Disclosure Statement Form" and share that with the Buyer, Broker, and Potential Clients. It is best to have a Seller's Disclosure Statement on the kitchen counter and let them ask you questions if they do. Make all manuals and warranties for appliances and the home available. Important Notice: "Less clutter is better!" Remove all items that will not go with the sale of the property or make a list of the things to be excluded from the sale, i.e., favorite plants, spa, washer or dryer, etc. Note cards work great, and they are helpful!

WINDOWS AND DOORS

Oil hinges on doors and windows. Clear stairways and secure handrails. Adding a fresh coat of paint to doors and windows. Keep windows clean and draperies working properly. Replace any bent or damaged screens and window glass. Check that doorknob and locks work properly. Polish all brass and chrome fixtures.
Trim outdoor plants, clean walkways and be sure landscaping does not restrict natural light.

INDOORS

Floor Covering Remove bad odors. Repair broken tiles. Steam-clean carpets and stained furniture if possible. Repair any damaged tile, hardwood, vinyl and baseboards. Repair loose carpeting and remove and replace damaged areas.

CLOSETS AND STORAGE AREAS

Keep closets and storage areas neat! Storage space increases the Buyers desire, when possible add storage space. Storing items you do not use frequently. This is a good time to discard any unnecessary items.

BEDROOMS AND LIVING AREAS

Make living areas inviting! Arrange ALL furniture and create spacious atmosphere! Dust everywhere, vacuum and touch-up walls, and patch cracks and paint! Wallpaper should adhere smoothly on walls. Repair ALL paper that is peeling!

FLOWER ARRANGEMENTS

Fireplace in use, scented candles and more fresh baked cookies will leave the Buyer with good memories of your house!

KITCHENS AND BATHROOMS

Be aware of odor! Clean soap dishes, mirrors, faucets and appliances. Store ALL supplies and set freshly washed towels. Remove ALL unnecessary items from counters, drawers and cabinets.

COUNTERS AND CABINETS

Give the kitchen, bathrooms and counter tops a clean and spacious appearance. Garage or Workshop Items should be neatly stored in shelving or wall units. Organize the space for vehicles and work areas. Consider moving excess and oversized items. Above all else don't change your life style! Try to have some fun with the sales process.
